Our Conclusion:

We do appreciate that it’s on the “better/quieter” side of Boon Keng, which honestly helps keep your sanity intact. In addition, the estate also feels very condo-like, and the views are pretty solid. But let’s be real—$1.1 million for a 4-room flat? Wah, our head hurts just thinking about it.

You’re literally right next to Boon Keng MRT, and just a 3-5 minute walk across the Whampoa River.

So honestly, there’s nothing to complain about when it comes to transport.

But come on, just because you’re next to the purple MRT line doesn’t mean the price should shoot up so much, right?

Inside Estate: 4/5 🟡🟡🟡🟡🌚

Each block here goes up to 32 floors, and it’s pretty windy up there. They’ve also got sky terraces, roof gardens, and all that fancy stuff.

Since the surrounding area is mostly older HDB flats, St. George Towers stands out as the tallest around. So, we’re guessing the view is what’s driving the price up to $1.1 million (our friend even told us you can see fireworks from here!).

Outside Amenities: 3/5 🟡🟡🟡🌚🌚

Honestly, the amenities around this estate are just so-so.

Food-wise, you’ve got Kam Pua and three coffeeshops even before reaching Boon Keng MRT. Once you get to Boon Keng, there’s that iconic food street and, of course, MacDonald’s.

But for other stuff like supermarkets and shopping malls, they’re not nearby at all.

So overall, we’d say it’s pretty average lah.
