If you willing to pay $1m for a 4-room flat (not 5-room), and donβt hate buses, and want to preserve flat value, go ahead!

So near yet so far. While Toa Payoh is central, these flats are 12 mins walk from TPY MRT. Meaning you will need to rely on buses, which is 3 stops from the MRT. Including the time for transit, you likely need to cater 8 mins for the journey, which is frustrating because you supposedly βlive in toa payohβ.
Also, the buses kinda go nowhere except for TPY.
Of course, if you drive, its very convenient as you are right beside PIE. But for obvious reasons, we assume HDB homeowners donβt drive.

We found the estate to be rather charming and peaceful, with pretty good views and greenery. Maybe because the area surrounding you are older blocks (and people), so you are kinda like the crown jewel.

Honestly, i doubt you can find somewhere with more amenities than this. Itβs incredible. Let us just list them out.

Macdonalds? β - always rmb, no macdonalds, no buy house
Others? β - Safra, integrated sports complex, dragon playground
